Your estimate arrives by email with the subject “Cost Segregation Estimate.” Not in your inbox? Check spam or promotions.
The four lines that matter
- Accelerated depreciation deduction
- The total deduction with a cost segregation study.
- Straight-line deduction
- What you’d claim without one, spread over 27.5 or 39 years.
- Increase in deduction
- The difference between the two — the extra deduction the study creates.
- Conservative and high-end tax savings
- That increase multiplied by your tax rate. Conservative is what most similar properties see at minimum.
Estimates cover the building and improvements, not land. If yours used a land assumption, the figures are updated once you or your tax advisor confirm the building basis and in-service date.
