  1. You send three documents

    Closing statement, current depreciation schedule, and the property address. That is enough to scope the property and quote a flat fee.

  2. We estimate at no cost

    You receive a projected deduction and the fee before anything is signed. If the benefit does not clear the fee, we say so and stop there.

  3. You receive the full package

    The completed study, depreciation schedules, and — for prior-year property — the §481(a) adjustment detail your Form 3115 needs.

What do you need from me?

Do you handle the Form 3115 for prior-year properties?

The study produces the §481(a) adjustment and supporting detail your Form 3115 needs. Most firms prepare the form themselves from that package; we’ll walk through the numbers with you either way.
